Some properties were purchased by Sir William Williams and his son Sir Watkin Williams Wynn. Others appear to have belonged to the Salusbury family of Bachymbyd and Lleweni.

Title deeds relating to properties mainly in the parishes of Llanynys and Ruthin, but also in other nearby parishes; some had belonged to the Thelwall family of Plas y Ward and others had been purchased by Sir Watkin Williams Wynn in the eighteenth century. Some of the bundles are original, recording the acquisition of the lands in both parishes which formed the core of the Plas y Ward estate in the early fifteenth century and subsequent leases by the Thelwall family. Many of the early deeds for Ruthin supply the names of streets, landmarks and castle officials, showing the development and occupation of the town during the late medieval and Tudor periods. Title deeds which do not fit readily into the previous categories, mainly because they name several parishes in a single transaction or they include properties which appear not to have belonged to Wynnstay. The files describe miscellaneous Thelwall deeds relating to Ruthin and Dyffryn Clwyd, 1543-1623; mortgages of the Thelwall family, 1598-1672; and the will of Robert Jones of Cuddington, Buckinghamshire, devising property in Denbighshire, 1754.
