The file comprises a deed of sale by Edward Williams of Beaumaris to Samuel Williams of Plas Coch, Denbighshire, of a messuage in Llanefydd, 1777.

The file comprises deeds for properties on the Hafod estate, in the townships of Llechryd and Penporchell, purchased by George Griffith from John Richard Heaton in 1856. In 1778, Thomas Hughes of Bronwhylfa, St Asaph, had purchased Hafod, Merllyn, a mill and Nant from the trustees of the will of Sir Lynch Salusbury Cotton, and in 1787 he sold all four properties to Robert Watkin Wynne of Plasnewydd. The latter mortgaged Hafod, Merllyn and the mill in 1790, and Nant and another property, Ty Celyn, in 1798. The Hafod properties, like most of the Plasnewydd estate, came into the ownership of the Heatons. John Heaton and his eldest son, John Richard Heaton, sold off Merllyn to George Griffith in 1837, followed by Bryndeunydd, Gwydr, Erw Streat, Tyn-celyn, Vach, Hafod and Pwll y glomen in 1856. The properties were shortly afterwards mortgaged by G.G. to Rev. George Powell and others, and were reconveyed to him in 1862. In 1890 W.D.W. Griffith made a conveyance to Denbigh Corporation of certain rights over parts of Hafod estate in connection with Henllan water supply, and in 1903 an agreement for laying of a new line of pipes.

The file comprises deeds for two properties called Pentre Du and Aberdene. They were sold in 1782 by Robert Evans of Gwyndu, Betws Abergele, to John Griffith (3) of Garn, together with an assignment in trust of the remaining term of a mortgage taken out in 1769. Presumably there was more than one property at Pentre Du, since another part belonged to the Plasnewydd estate, and was purchased, together with Merllyn, by George Griffith in 1837.

It includes an abstract of her title, 1737-1818. [Tan y Llan was conveyed to trustees in a family settlement of 1833, for raising money for the portions of J.W.G.'s younger children].

The file comprises deeds for Bryn Canol, alias Bryn Bach, which was purchased by George Griffith in 1860 from the mortgagees of Mary Edwards. She was the daughter of John Foulkes of Llechryd, who had originally bought the property from John Williams of Llangynhafal in 1822.

The file comprises deeds for Bryndeunydd or Bryn Issa, which was mortgaged by Richard Parry of Llwynynn, Llanfair Dyffryn Clwyd, in 1834. An abstract shows the descent of title between 1773 and 1843. After his death the trustees of his will enlarged the property with the purchase of an encroachment from the Commissioners of Woods and Forests, shortly before selling to George Griffith of Garn in 1849. This appears to be different from the capital messuage of Bryndeunydd, which was sold by John Richard Heaton to George Griffith in 1856.

Pentre Du had been included in the marriage settlement of Robert Wynne, 1751, and was sold by his son to John and Sarah Heaton with the rest of the Plasnewydd estate in 1808. J.H. acquired Merllyn and the Mill, mortgaged by Robert Watkin Wynne in 1790, by an exchange of lands in 1831. Another property at Pentre Du had been purchased by John Griffith (3) of Garn in 1782.

The file comprises a grant, 1575, by Ellis ap Thomas Vaughan of Llys Waen to Robert ap Thomas ap Howell ap Robyn, of Y Garth Lloyd and other lands in the townships of Tybrith and Mathebrwd, amongst the lands of Thomas ap Howell ap Robyn, which Ellis's father, Thomas Vaughan ap Robert had recovered against David Pryce, alias David Lloyd ap Robert ap Rees. The property may have been part of the lands mentioned in the marriage settlement of a later Robert ap Thomas of Mathebrwd, 1654, or it may have belonged to Llwyn Gronw; the connection is not clear.

The file comprises deeds for Llwyn Gronw estate in the township of Mathebrwd, 1693-1700, which was purchased by Hugh Roberts from the mortgagee of Robert Thomas in 1700, subject to life estates in one of the properties, Rhydlydan, to R.T. and Mary his wife, their daughter, Margaret Roberts, Hugh Roberts and his son, Thomas Hughes. [In his will, proved 1715, Hugh Roberts devised Llwyn Gronw to his son, Thomas Hughes, then to T.H. 's eldest son, Robert Hughes. The premises were in turn inherited by Robert's younger brother, John Hughes, who devised all his lands to his daughter, Jane, by his will, proved 1760].

The file consists of documents relating to Cae'r berllan, the title to which was much disputed in the late seventeenth century. [In his will of 1670, Robert Hughes had devised all his property in Tybrith to his wife, Ann, but the will could not be proved. An entail created by a deed of 1529 meant that the lands descended to Jane, daughter of his brother, William, and wife to William John ap Richard. However, a nephew of Robert Hughes attempted to claim title under the terms of the will, and lengthy legal disputes ensued]. The documents comprise two bonds by William John ap Richard to lease Cae'r berllan, 1695 and 1698, a bond to release right and title back to him, 1703, and a later deed by John Griffith (3) of Garn, of part of Cae'r berllan for the purpose of a new turnpike road leading from Corwen to Llanrwst, in exchange for part of the old road lying near Caer Melwr Bridge, 1781.

The file comprises deeds for Cae Dafydd Llwyd, which is shown in an abstract of title to have been described in the marriage settlement of John Ellis of Plas Ucha and Mary Annwyl of Cerrigydrudion, 1754, and in the marriage settlement of John Holland the younger and Margaret Ellis of Ruthin, 1778. John Holland and the surviving trustee of his marriage settlement sold it to John Griffith (3) of Garn in 1788. -- [Cae Dafydd Llwyd was one of the lands settled to the uses and trusts of a settlement of compromise between John Wynne Griffith and his mother in 1801].
